The room and location were so nice. We enjoyed our stay a lot and I highly recommend this place. This is a really good deal. The reason it's not 5 stars is the shower head in the guest room was broken and there was no hair dryer for the first few days. It seems we were the 2nd guest, so it's kinda understandable. Roger took care of them quickly, he is very responsible guy. If there were no such a hassle, it would have been 5 stars for sure.
Jun 27, 2019This was a real find- there were 6 of us and it was the perfect space to accommodate us. Was 5 minutes walk to the main drag in Waikiki and the beach, so close to restaurants and shops. Was great to have a full kitchen and be able to cook our own breakfasts. Very handy to have a washing machine and dryer. Stunning view from the 34th floor. Highly recommend, perfect for groups or a family.
Jun 27, 2019Description of the number of beds and their location is wrong... Master bed has one king bed, 2nd bedroom has one queen and living room has futon and foldout couch. Ants everywhere. View was beautiful, although the master balcony was usually full of water because of the AC unit. Bought an air freshener because it seems as though the cleaners used windex to clean everything. No list of house rules exists - in the kitchen drawer or else where. Owner was responsive, and let us in early, even though his cleaning lady was drinking on the job. We left the condo at 230pm, came back at 4pm and she was not finished cleaning yet, she was too busy drinking and on a personal phone call. Owner left me a bad review, although there was no list of expectations or rules to follow. Not worth $300/night, would have stayed at a hotel if I'd known about how this would turn out.
Jun 27, 2019I'm not the greatest at writing reviews but I can list some things that I liked and things that could've been better. Things I liked: the beautiful view of the city and the sunrise/sunset of the beach/ocean, the ample space, on-site laundry/dryer machine, good directions on how to obtain keys/where to park/how to access wifi, etc., lots of towels to use, big patio space, location - very close to everything walking distance!, helpful posts from the owner in seeing if we needed anything Things that could be better: the 2nd set of keys didn't work to open the bottom lock so it became difficult to split up into 2 groups (we had a group of 8 people), there was a minor ant problem - but that happens, the "gym" was horrible - none of the machines worked (I checked ALL of them) and seemed like the machines hadn't been used or touched since the 90's.
Jun 27, 2019Great place to stay for our first trip to Hawaii! The view from both balconies was beautiful and the location was ideal. I would recommend this space to any family or friends. It was so great to come back from the beach to an actual apartment that felt like home for the week. Roger was quick to response to any questions/concerns we had.
Jun 27, 2019Roger was very easy to reach and communicated all the necessities beforehand. The rental itself was in the middle of Waikiki and high up enough to miss all the street noise. While we didn't get a chance to watch the Friday night fireworks, it no doubt would've been an impressive view of them. Be sure to bring your own beach towels, shampoo, soap, and toothpaste. We had to go buy laundry detergent, but left anything we couldn't use for the next guests. We also left what juice and alcohol we couldn't drink. The next guests will be very lucky!! The ants aren't too bad of a problem... Just wipe down and don't leave any food out. The a/c units were fine except the guest bedroom wouldn't necessarily cool the whole room due to there being a huge hole in the window. The en suite for the master wouldn't drain too well. Parking was easy and convenient. Get a compact car, though, as with the rest of Waikiki, the parking spaces are tight! The amenities in the building were fine. There were always people using the pool and game room, but no one in the work out room. Not sure if the machines work or not... No treadmills either, which is kinda a bummer. All in all, this as a decently priced rental in a good location. Not much to complain about.

Jun 27, 2019This Condo was amazing! It has an amazingly breathtaking view from the 34th floor of Waikiki and the ocean. The two balconies were a plus even though we were always mainly on the one off the living room area. The first day we got there, we weren't sure how to use the shower in the master bedroom and apparently we were the first ones with this problem haha but Roger was very helpful and easy to get a hold of to help us out with this minor problem. The security at the front lobby were also very friendly to our group because there were only two sets of keys and they would us into the building when we didn't have a set on us when our groups split up. On our last day there, our flight out was not until 9pm and Roger was very accommodating to our group in allowing us to stay later than check out so that we would have a place to shower and store our luggage. Bath towels were more than plentiful and the en suite laundry machine was more than helpful. Overall, our group of 7 had a lovely and comfortable stay at this condo. I would most definitely book this place again if and when I go back to Hawaii. Thank you for all your help and this lovely time in Waikiki, Roger!

Jun 27, 2019The view was great! Really loved the place and the photos are a good representation of the place. Roger allowed us to check in earlier (@ noon) than the usual check in time but there were no keys in the drop box near the apartment. But another staff, Chris, was very helpful and gave us the spare key so we could still get into the place. And then another staff, Michaela (sorry if I got your name wrong), came over to the apartment right away and gave us the rest of the keys. Very efficient service! The location was great! Everything is walking distance. Would definitely stay here again for our next visit to Honolulu!
Jun 27, 2019We had a FABULOUS time staying in this apartment, hosted by Roger. Who was prompt in replying to us, easy to contact and he also held some packages from Amazon for us which we really appreciated. His office is located 2 blocks over, where you get the keys from. We felt we received great value for money, considering what we spent the week before. We had spent the week prior at The Hilton Grand Vacation Club, which was lovely but always so busy. We were sucked in to stay there with all of the pools it boasted, but the pools in the hotels are small and always PACKED (impossible to get a chair etc). The ocean is also warmer than the pools. This is a residential building so unlike the Hilton, you don't have to wait 5 years for the lift to come and the lobby isn't filled with 100s of people. We stayed here with 4 adults and 3 children and there were plenty of beds for everyone, and enough room for dining and recreation. This apartment is located in central Waikiki, one short block from the main shopping/restaurant drag. Over the main drag are all the hotels located on the beach so you just walk through those to get to the beach. Very easy walk to everywhere, even for young children carrying their body boards and beach chairs. The beds and pillows were comfortable, and you can hear no noise from other apartments. It should be noted that the air conditioners in each room are very noisy. I can sleep through this type of "white" noise, but my husband found it difficult at times. You could probably sleep with the air con off if you had it on all evening anyways. The bathrooms are tiny, but they also are at the hotels. The apartment was clean and had everything we needed in good working order, washer, dryer, dishwasher etc. Even body boards and beach chairs! We hired 2 cars and had 2 free parks - great compared to the price you pay to park at hotels. Note: arrow facing down when you push your key into the car park entry and you have to push hard, it's spring loaded but we couldn't get it to work at first so remember: elbow grease and arrow facing down. Same for the key operated lift in the car park. The view from the 34th floor is wonderful, great view of the Hilton's friday night fireworks and the 4th of July fireworks. The pictures on here make the apartment look quite far back from the beach, but they are deceiving, it's really not. The beach is so beautiful, the water so blue and clear and the water quite flat, it was shallow, many people had their young infants at the beach. It's really great. The apartment is older, but it was fine for us and we would stay again. Feel free to contact me for more info and tips :)
Jun 27, 2019The unit is in nice condition and all was as described in there. The location is great just 2 streets back from the Waikiki strip and beaches if that's what you are looking for. Roger was a little slow returning emails coming up to our visit but a phone call got him and it was all very smooth from there. I highly recommend this condo and this host overall.

Jun 27, 2019This rental was not what we expected for the price point, and interactions with Roger were uncomplimentary. We arrived in Waikiki ready to check in at 3pm, but after contacting Roger, he claimed the rental was being cleaned and would be ready in another hour. After wandering the streets for an hour, we met Roger at his office, where he began the conversation with “do you know what Hawaiian time is?” and proceeded to make some disparaging remarks regarding Polynesian culture. The apartment and parking space was finally ready at 7:30pm, VERY late. The apartment itself was clean enough, but the dishes were dirty, and the walls were caulked all over, as it seemed the apartment was in the midst of repairs. There were a couple of roaches in the kitchen- which is expected in an older unit/building. Roger also initially said that his handyman would be coming by to paint the apartment while we were using it, which was an unreasonable request. Fortunately, he later notified us that he rescheduled the work. The beds were comfortable and the rooms were pretty spacious, but overall we wouldn't recommend staying at this rental due to the poor service and inconvenience. Not issues you want to be dealing with when you’re on vacation.

Jun 27, 2019My family and I stayed at the Royal Kuhio #3405 for 5 nights. The flat is very comfortable for 4 with a fantastic view of Waikiki. On Friday evenings between 7.45-8pm, the balcony has the great view of the fireworks. The flat is 7 minutes walk from the beach. When we arrived from LA, we already knew that the flat will not be ready as the last guests just left for the day. Roger was accommodating by making arrangements in letting us leave our luggages in his office while we head out for lunch. We never met Roger. We only met Karl who was very helpful in driving us and our hefty luggages to Royal Kuhio. He even specifically showed us how to use the shower in the master room. Karl shared in our chats that the previous guests left a mess and the cleaner needed more time to turn it around so my entire family was very mindful of troubling them. we left the entire house in the same condition as we found it. we even helped washed the towels along with own laundry to minimise their clean up. A day after I returned, i got a nasty message from Roger saying that i washed his towels in bleach and destroyed it. I was shocked as the towels were washed with our laundry and if we destroyed the towels, our clothing would have been affected too. He then accused us of not following directions for the shower use and that the damages would take dollars to repair. Using the shower is not rocket science since Karl showed us how to, we didn't even use the jacuzzi. When I asked Roger and mailed Karl to clarify, i did not get any response. This left me thinking if my family was mistaken for the previous guests and maligned because my mum is a fastidious cleaner. I asked for evidence of damage but received no reply. We had a lovely time in Hawaii and this was going to go down as a memorable family trip but this experience after the end of our trip left a bitter taste.

Jun 27, 2019I do not like leaving bad reviews, and if you're prepared for some weirdness, the view and location of this place is amazing. Just be prepared for potential issues (other reviewers have noted some difficulties). Overall I would say my experience was fine, just strange. Pros: -Three blocks from the beach -Central to the Waikiki area -Incredible view -Furniture, TV, and bedrooms are nice -Plenty of towels and extra sheets -Clean Cons: -Was told four minutes before scheduled check-in through Airbnb communications that the place wouldn't be ready for another hour (which ended up being an hour and twenty). A phone call would have been better for how close we were to check-in time, and earlier warning would have allowed us to plan better. An hour later we tried to get the keys from the lockbox and it was empty. We went in the office to see if we could get help, but the only one in there was a doctor using the office and in the middle of an appointment. Which is fine, but strange. We called our contact who acted as middle-man to the cleaner with the keys. Again, this is fine, but was weird that we had to prompt for the keys, instead of them communicating to us the situation proactively. -Got keys and guidance from the cleaner, a very stressed out woman in a bathing suit, which was just kind of a surreal experience -We ran out of toilet paper within a day and a half, they only left two small rolls per bathroom with no extra left there. This was just a weird thing to have happen, and there is only one place we found nearby that had toilet paper for a dollar a roll. -This is much more like a hotel room than an Airbnb that feels lived in. This is either a pro or a con depending on who you are. A place that someone also uses as a home is generally better appointed, with spices for cooking your own food, some basics in the fridge, better beach gear, etc. -Communication with Roger just felt more like someone running a professional operation, polite but not warm. To be fair, this isn't really a con, it just stood in contrast to our previous experience. Any one of these things in isolation would be fine, and really not worth noting. But together, they kind of just made the experience feel weird.
Jun 27, 2019Roger's responded promptly to my request and questions and the keys were easy to collect. The apartment is centrally located with a great view, close to the beach, tour/shuttle/bus stops. Due to the location, there is a bit of noise from passing traffic at night, which was an issue for one member of our group....a noisy air conditioner or noise from outside?? The apartment is a little dated, but very clean and plenty of space for 3 adults and 2 teenagers. We used all the beds, including the 2 sofa beds and all were very comfortable.

Jun 27, 2019Enjoyed my 10 day stay at Royal Kuhio. Condo is exactly like pictures amd was very clean upon arrival. Easy access to lock box for key retrieval and available on time for check in. Sleeping arrangements were comfortable for big family amd a beautiful view of the Waikki. Parking was easy access in and out. *Some unwanted critters so don't leave food out* but not a big issue. I recommend and would use again on another vacation.
Jun 27, 2019The apt itself was quite nice. The view from the rooms and balcony cannot be beat. Read the directions very carefully as parking and getting into the apt initially was a bit challenging. I never got to meet Roger, but the keys were where he said it was going to be and every time I texted him, he got back to be ASAP. There were also a lot of Hawaii vacation gear in the master closet- Scuba gear for 2 people, bamboo mats for the beach, towels, sun umbrella, boogie boards, cooler, etc. That was wonderful- we didn't have to spend money buying those things. Only caveat is that this is not the usual AIRBNB experience, it was very clear that the apt is strictly a rental property and Roger oversees MANY apts in the area. If you are looking for a friendly- get to know you- get recommendations- AIRBNB experience, this is not for you. There were also some critters in the kitchen- although that is expected for that age of building. The rooms were very clean, and we didn't have any insect problems there. All in all, it was great for 2 couples to explore Hawaii- parking space was wonderful to park our rental car.

Jun 27, 2019The condo was perfect!! We could not have asked for a better location, nor better accommodations. We did not have a single issue the entire time we were there. Being close to the beach was such a luxury and the boogie boards, the snorkeling equipment, and having a washer and dryer made it completely top notch. Roger was always available with answers if we ever had questions. We will definitely use Roger and his location again in the future. The condo slept our entire group comfortably and having two comfortably sized bathrooms was a plus. The view from the balconies was so beautiful and made for such amazing pictures for our vacation. Words cannot express what a wonderful vacation we had which is directly influenced by where we stayed. Thank you so much Roger!!!!

After hours contact provided was helpful with our question. Beach supplies (boogie boards, chairs, mats) were a surprise bonus.

The only problem was that there were only two keys available and no doorbell or number code to access the apartment what took a great deal of organizing to make sure that all 8 people could actually enter the place. Some of us spent quite some time in the lobby when plans had to be changed spontaneously...

This was my first experience with airbnb and Roger was very accommodating and I had a wonderful experience. If you are coming to oahu, book here and you won't be disappointed.

Jun 27, 2019Although we never actually met Roger, accessing the condo was very easy and smooth. He left is Hawaiian goodies on the kitchen table which was very thoughtful. The location is centrally located to all the hot spots in Waikiki and a 2 minute walk or so to the beach. The tower itself was very safe with 24 hour security. I suggest only bringing one car because parking is pretty expensive and only one spot is provided. The condo looks exactly like in the pictures right down to the linens. We had 7 people and fit comfortably. The washer and dryer was a must!

Jun 27, 2019Apartment is centrally located in Waikiki beach with great views of the ocean. It is also very bright with good curtains to sleep at night. The kitchen has minimum tools so it's preferable to eat out. Negative: there were some cockroaches which made us scared so we had to mop daily, not really something fun to do on vacation.

Jun 27, 2019Check in time was at 3pm of the arrival date and check out time was 11 am on the departure date which the owner need the time to clean up from previous renters. Experience was OK until the owner called 3 hours after we had checked out. He'd threaten me that he will give me a terrible review so that I cannot use AirBnb in the future. He'd complained and balled me out because he'd felt that we left his place in a mess and that we did not respect his resident. We did not fold up the futon chair and the fold out bed in the living room. Dishes were left in the kitchen sink and used towel were left in the bathrooms. But nothing was out of the ordinary after a stay at a rental. I then asked him is it not the $350 cleaning fee and the early departure at 11am cover the cleaning. He hung up on me without any explanation. When we first arrived, we found a small dead crockroach in the bathroom near the front door. It looked like the place was chemically treated to kill them before we arrived. We later found multiple cockroaches running around at night when we turn the lights on to go to the bathroom. Later at the airport after we left the dwelling, we were screened by TSA officials, these tiny little brownish-orane 1 inch critters were in our luggages.
Jun 27, 2019We have just had a wonderful week in this apartment. We were 2 couples and having two bathrooms was fantastic. Everything about the experience was great. We had a fantastic view of the sunset and enjoyed using the snorkel, flippers, sun umbrella, sand chairs and boogie boards that were in the apartment for our use. There were plenty of towels and spare bedding etc. The car park that comes with the apartment was very useful as we had hired a car for a few days. We will definitely stay again. Thanks Roger.

Jun 27, 2019The apartment was fantastic - centrally located with great views over Waikiki and Diamond Head. We were there with 2 teenage girls so great being so close to the beach (and shops) and definitely a bonus with the 2nd bathroom. The apartment was clean and came with all amenities needed. The car space was also an added bonus. Roger was great and very accommodating when we had an early arrival on check-in day. He also provided great advice on shuttles to/from airport and car hire. Would definitely recommend to anyone wanting a central location with beautiful views

Jun 27, 2019Roger sent a good explanation by email on how to get the keys etc. Instruction was clear plus he gave us a # to contact in case we have questions. Desi was super responsive and very helpful. Roger was responsive to the emails prior to staying at his apt. With 8 people, the place was comfortable. Check out instruction was clear. Kitchen was equipped. We managed to cook breakfast and dinner while we were staying there. The futon-mattress was great, it was firm and comfortable.
Jun 27, 2019Roger was very proactive in communicating from start to finish. Check in was simple and fast. The indoor reserved parking was a tremendous perk as was the security of the entire building. The apartment location and view were ideal, especially for first timers exploring Waikiki. We could walk everywhere, including the beach, shopping, dining and entertainment. Kitchen was modestly stocked, best suited for breakfast and lunches. The apartment showed expected wear and tear. The facility would benefit from some decor/functional upgrades. Access to the washer and dryer was indispensable, especially staying with our 3 year old grandson. We also appreciated having access to beach supplies/toys. Set and all the instruments are available. Washer and dryer, chairs, parasols, tubes, etc We are fun and had a good time.
Jun 27, 2019We enjoyed our stay very much. The building is a bit old but is relatively well maintained. The unit is spacious and the view is great. There were a few minor plumbing issues but were taken care of quickly. The only complaint I have is the air conditioner in the second bedroom. It rattles a lot and it was difficult to sleep with the noise at night.
Jun 27, 2019We had a fantastic stay at Roger's place, there was 6 of us travelling and there was plenty of room for all of us. The view was spectacular and the location was perfect, an easy walk to the beach, shops and restaurants (highly recommend Duke's restaurant). The condo had all we needed, a great kitchen, washing machine and dryer and equipment for the beach was great. Overall we had a fantastic time and really enjoyed our stay, we would highly recommend this property.

Jun 27, 2019Roger and his management team gave a clear and precise instruction, just I am not familiar with the system and did not realize there are 2 separate elevators in the building. Everything is cleaned except dust could enter from the draft thru the opening gap on sliding door on master bedroom. soaps, bathroom towels and some snacks were served. Most important Roger and his team will answer our call thru cell phone and always returned the call left on voice mail. I am happy to have Roger as the host and he understands very well my inquiries and communication skills.
Jul 27, 2019Location, view and facilities were good, but sofa bed was not good enough to use. It's very uncomfortable. Need to be more careful to clean up a house before guest checking in. There was too much dust and sand everywhere and bedding was not clean enough from 1st day.

There was sand there in bedroom and living areas and also the sheets and comforters looked really old and unwashed. The restroom areas looked a bit unclean but probably they are old.

Jun 27, 2019입실 과정이 좀 복잡했습니다. 대체로 로저의 설명과 일치했고, 주차장서 엘리베이터를 타고 로비로 내려가서 다시 34층으로 올라가는 엘리베이터를 타야했습니다. 위치는 아주 좋았습니다. 이야스메무수비와 마루카메 우동이 코앞이고 해변까지도 금방이었습니다. 푸드팬트리도 이용하기 편했습니다. 전망도 좋았습니다. 무료주차와 와이파이도 편리했습니다. 후기에서 청소상태가 별루라는 언급이 꽤 있어서 예상은 했지만 첫인상이 썩 좋지는 않았습니다. 일단 지어진지 오래된 콘도라 전체적으로 낡은 느낌이 있고 침실 베란다의 꽁초와 세탁기 속에 남아있는 수건이 좀 거슬렸습니다. 수건은 넉넉했고 세면대가 4개, 욕실이 2개라 여러명이 동시에 쓰기에 편리했습니다. 좀 정리가 안된채로 여기저기 벽장속에 들어있긴해도, 부기보드와 스노클링 마스크, 비치체어 등이 있어 편하게 이용했습니다. 에어컨은 각 방과 거실에 총 3대가 있었는데 소음이 좀 심했습니다. 각종 조리도구들이 준비되어 있어 잘 썼고 세탁기와 건조기도 요긴하게 이용했습니다. 얼리체크인은 기대안하는게 좋습니다. 처음에 해줄듯해서 약간 기대했는데 결론은 '노'였습니다. 샤워기와 세면대 배수에 문제가 있어 문의하니 한 커플이 방문해서 도와주었습니다. 신속한 편이었습니다.
Jun 27, 2019The place was as expected from the description with great views of the sea, clean, & close to shops & the beach. The location does mean a lot of street noise, however, overall we enjoyed out stay. We got off to a good start when Roger said we could check in early if it were available, but unfortunately this wasn't confirmed until our morning of arrival. Roger sent long detailed instructions, much of which I forgot & asked for help with later (parking, rubbish) and I think this was our main point of difference.. I would have prefered a host who was accessable & able to communicate in person with my large group. Relying on texting or emailing only, makes it easy to build up ill-feeling over otherwise minor issues such as lack of rubbish bags, toilet paper, and bath towels, or for the host to forget to respond to my complaint about the disfunctional wireless, or in my case, to overlook the instruction to leave the keys inside upon departure -sorry if I locked the cleaners out! This was my first BnB experience and I do aplogize if my expected standards are different from the norm or for being a high-maintenance guest.

We did ask for a vacuum & that got the sand up better than the house broom. Carrie & Tony were great at responding to us when issues arised with the condo.
Jun 27, 2019We have enjoyed our stay for eight nights from 31/12/2016. The codo located in the center of Waikiki. International marketplace was open at 2016.We could walk comfortably to the Waikiki beach. The view from the Lanai was so beautiful that we have enjoyed new year fireworks, sunrise, sunset everyday. The washing machine in the room was very useful to wash clothes of our two kids. we would like to come back someday. Thanks Roger.

It definitely got a little loud at night, especially on weekends, however, it was worth it being so close to everything. The building has key-entry AND parking which was extremely helpful. The home itself seemed a little dated in places but that was quickly forgotten about. Most amenities are provided and/or left by previous guests including boogie boards, beach chairs, and beach mats. We had a great stay.
Jun 27, 2019Royal Kuhio suite was a great affordable place to stay just outside of the over crowded streets of Waikiki but easily walking distance to everything you need. We had 3 adults, used the kitchen for breakfast half our stay and used the washer at the end of the trip so we aren't coming home with no clean clothes. The view from the balcony was fantastic, never even touched the tv as all time in the room was spent looking out over the water. Everything was clean, pillows were comfortable which can make or break a hotel bed. Beach towels and mats were provided as were toiletries. For the location you can't beat it, we had a rental but the bus stop was right outside, Starbucks across the street, a great pancake place 1 block away for bfast, great ramen also 2 block away. On the way to the beach is affordable shopping and food, check out nanas for the best mochi parfait ever. On the other side ala wai river is great to walk in the morning during sunrise. The only downsides were as such, both out of Rogers control: Waikiki has roaches everywhere, No avoiding them, and you will spot a few smaller ones in the kitchen early in the morning but they're small and harmless. Never stayed at a hotel in Waikiki that didn't have them. If you're a fitness freak like me the fitness center in the building is very basic, but it's enough to get by on a rainy day. There's no treadmill but this can easily be remedied by heading outside before sunrise and running up ala wai towards diamond head, pay the $1 walk in admission and jog up to the top of diamond head to watch the sunrise, then jog back to the hotel for bfast. (Pro-tip for diamond head, at the top go right up the endless staircase then continue up the spiral staircase to come out in a bunker and climb out onto the path to see the sun. All the tourists go left up the easier path. This makes a difference of sharing the view with 2 other people vs 200).
Jun 27, 2019Great location! Walking distance from Starbucks and restaurants. It was a bit of a scavenger hunt to find the lock box for the house keys and unclear as to where the parking structure was. The parking doesn't have clear signs of where the elevators are. Upon arrival, we found a breath taking view of the city and water. There is security in the lobby and a bell cart if you need help with bags. The home was neat and orderly. Wifi instructions, as well as house rules, were located on the counter. Plenty of space and pictures were accurate. However, we did find a few maintenance issues such as a broken futon leg, loose screws for the dresser, and cockroaches in the kitchen. Roger was able to address my concerns and sent someone to try and fix the problems. Over all, I feel we paid slightly more than the true value of the home. The roaches were definitely a turn off.

Jun 27, 2019PROS Location: very close to restaurants, shops, a grocery store, public transport and most importantly the beach. View: has a great view of the city (apartment is on the 34th floor). Host: the host was very helpful and responsive. We asked for a vacuum-cleaner and a can-opener and both items were delivered to us in less than an hour. Air-conditioning: all rooms have air-conditioning (though they’re quite loud, so if you’re a light sleeper like me, you won’t be able to have them on while you sleep). CONS Cleanliness: considering that the Cleaning Fee is so expensive ($400+), the apartment wasn’t that clean when we arrived. Kitchen and bathroom cabinets were dirty, floors hadn’t been mopped (just vacuumed), the balcony was visibly dirty and messy and the dishwasher hadn’t been cleaned in years, I had to clean it myself before using it. Infestation: the kitchen was infested with cockroaches. We tidied the kitchen every night before bed, leaving no crumbs on the bench and no dirty plates in the sink, yet every morning there were cockroaches all over the bench and all over the clean dishes. We also found a few cockroaches in one of the bedrooms. Extra Bedding: the sofa bed mattresses are very thin and uncomfortable to sleep on. You can feel the springs poking into your back. Noise: I mentioned in PROS that the air-conditioning vents are quite loud and so is the street noise. Even though the apartment is on the 34th floor, the street noise echoes up and you can hear cars, car horns, sirens and nightclub music. Gym: the gym facilities are very small and the equipment is very dated. We ended up paying money to use a proper gym. Late Check-out Fee: host is not flexible with check-out time, unless you pay a $150 Late Check-out Fee. I’ve never experienced this on AirBnB before. CONCLUSION If you’re looking for a well positioned apartment to accomodate a large group of people in Waikiki, to mainly sleep, shower and have the occasional quick breakfast in, then this might be the place for you. But if you have kids and/or need to be in the apartment for longer periods of time and/or need to cook main meals (lunch or dinner), and/or need a late check-out, then this apartment might not be right for you.

Jun 27, 2019Roger was really easy to communicate with. At the last minute, I had cancellations of booking and he repaid us all without any problems. Regarding the place, we were in a really great location. We did not have to use much our car, since everything was easy to get access. Also, we had access to a parking, a dishwasher, a clothes washing machine and a dryer which was very convenient. The place was generally really clean and we had a wonderful view, right on the beach. The only thing that bother me, was the cockroaches, we found like 10 of them during our stay. Also, we had a bit of difficulty using the master's shower, but Roger explain us really clearly about that matter, so it was not a real problem. In general, I really appreciate our stay. I would recommend the place without hesitation.

The location was wonderful for accessing restaurants and shopping and our stay was simply perfect. One sofa bed is not flat. Several springs to support are missing and the mattress is thin, and there was sand on the bed. The local staff added a single bed and solved it. 建物は古いですが､場所が良いので食事､買い物には便利です｡ 支払い後､ﾁｪｯｸｲﾝ方法や部屋の使い方など英語で長いｶﾞｲﾄﾞが届くので､しっかり理解してﾁｪｯｸｲﾝする必要があります｡ ｿﾌｧｰﾍﾞｯﾄに砂が残っていたのと､ﾏｯﾄﾚｽを支えるｶﾞｲﾄﾞのｽﾌﾟﾘﾝｸﾞが外れていて平では無くﾏｯﾄﾚｽが薄くて心地よく無かった問題をﾒｯｾｰｼﾞで残す｡ こちらの問題に対しては､ﾛｰｶﾙｽﾀｯﾌが直ぐにｼﾝｸﾞﾙﾍﾞｯﾄを追加してくれた｡問題があればﾛｰｶﾙのｽﾀｯﾌが対応してくれますが､英語でのやりとりになります｡

Jun 27, 2019Location location LOCATION! Centrally located with easy walk to plenty of shops, restaurants and Waikiki beach (2-3 blocks). There's also a handy bus stop right outside the apartment. The views from the apartment were AMAZING and the photos are totally accurate. Check-in took a bit longer than expected since we were given the wrong code at first, and kept trying only because the email warned the lock-box might be a bit tough to open. But a quick phone call to one of the two numbers given solved that issue straightaway. The secure carpark was very handy and easy to find. The apartment was a bit dated in parts but was secure and very comfortable for our family of five (5), with all the essentials that we needed and some nice extras such as beach chairs/mats. We would definitely recommend this place and stay here again if we're lucky enough to come back!
Jun 27, 2019I chose this Airbnb because of it's prime location and size. I then, unfortunately, didn't factor in the budget of other guests and went ahead and booked it. I sent a private message asking Roger to clarify the cancellation policy and his response was unnecessarily snotty. I can deal with the cancellation policy, but I do not appreciate being talked to like I'm an idiot. When getting the instructions for the house key, it gets a bit confusing. There are tons of lock boxes in the same area and not much distinction between them. After that, I couldn't get into the apartment. After traveling many many hours and being delayed, I'm frustrated. After calling at 11pm the 3 contact numbers with no answer we finally figured out the access code with the security man's help! I received a call at 430AM finally. The apartment is a nice size. 2 bedrooms, 2 bathrooms with 2 balcony's. Unfortunately, the balcony attached to the bedroom was not usable as the door was off the tracks and it was hard to open/close. The apartment is in need of a deep cleaning. I don't fault the cleaning crew for this, as it's more than they're paid to take care of, I'm sure. Keeping a rental property requires upkeep and I understand now why the past reviews all say the rental is "outdated". For the price of this unit, I honestly would have preferred a cleaner, smaller apartment without the roaches and worrying if the owner would accuse me of breaking the ice maker that refused to work. If you'll look at reviews, the owner is defensive and rude in his replies. This is unacceptable in my opinion. I will not book with this person again.

Jun 27, 2019The view from the 34th floor location was stunning. We had many a drink on the balcony just admiring the view including the sunset. We had 6 adults and a 1 year old staying and that was comfortable with one couple sleeping on the pullout beds in the living area. Communication up to our stay was fantastic and instructions on entry excellent. We only had to make communication once with owners re a minor matter and that was dealt with quickly over the phone. Apartment is starting to get worn in places so in need of some maintenance but nothing that ruined our stay in any way. It was in a great location with a bus stop right outside. It was noisy if you had the outside sliding doors open as the avenue below was a busy one. But you get used to that and you can close the doors to block it out. If you have you children don't worry about the 34th floor balcony. It is quite safe as there is a wall around it so children can't climb through or climb over. I would certainly go back and recommend it for families or groups of people

Jun 27, 2019This place has a plot of potential but it appears management has just not been diligent in taking care of it as I had expected. Unfortunately we had problems from the outset. First they gave us the wrong code to the combination door lock and we could not get inside until we got a hold of the cleaning crew. Secondly the dishwasher was not working and small roaches were found inside. The roaches were a common problem throughout our stay. Small roaches were found everywhere, in the sink, on the couches, and elsewhere in the house. They did come and spray/lay out bait stations while we were there but this also inconvenienced us since we had to wait for them to arrive in the morning. The lights were not working in one bedroom. On top of that both sliding doors were off the tracks making the first night quite warm since all the AC was escaping. Next we had plumbing issues where the master sink was not draining and then another cartidge had to be replaced in the master shower. The building subsequently had a leak and they had to enter the condo while we were gone. The good things were the views, location, parking, and he issued us a 15% credit for the inconvenience.

The living room AC is not strong enough in my opinion - the unit needs some updates and deep cleaning

The apartment was better than expected and the 2 balconies and spacious living area was sufficient for the 8 adults . Tony the manager was fantastic. He helped us with out earlier check in and brought us a delicious home made cheese cake. Whilst the apartment does need a little modernisation I would have no hesitation in recommending it to anyone. This was our first experience as air bnb users and it went without a hitch. Communication by Roger and his team was fantastic . Thank you for a great holiday experience.

Roger was a dream to deal with and the head cleaner dropped in on our arrival to check that an issue was rectified (the previous people had broken something). We had 2 families staying and the space was perfect. I was actually pleasantly surprised to find the apartment looked better than the photos. We would definitely stay here again!!!
Jun 27, 2019This was a fabulous apartment. Spacious, light and well set out. Two big bathrooms and a well set out kitchen. Checkin and checkout was easy. Location was brilliant with lots of good restaurants, shops, transport options at your doorstep. A short walk to the beach. View from the balconies was wonderful. It’s not a new unit, so showing it’s age a bit but everything functioned and was clean. Highly recommend it.
Jun 27, 2019This really is a lovely apartment with everything you could possibly need for your stay. We wouldn’t hesitate to stay here again. One thing to note is that despite strict policy which is written around paying extra for early check in before 3pm, we were surprised to find out that sometimes free check in may be allowed from as early as 1pm which is a total bonus but I’m sure not always able to be guaranteed.

Jun 27, 2019Very disappointing. Major cleanliness issues throughout. We encountered hair in sinks, grimy taps, dirty floors, and dirty dishes. And it didn’t end there. Basic maintenance is being neglected. We expected handles on all the kitchen cupboards, sliding doors to close and *lock*, a mould-free fridge and air conditioner, a rust-free microwave, a coffee maker without old coffee grounds, and working light bulbs — but that’s not what we found when we walked in. The microwave, coffee maker and light bulbs were replaced but only when we raised concerns. Why should it have to come to that? And except for the view and location we felt the photos were misleading. They were definitely not taken recently. The lack of care and effort in maintaining the place is shameful. The unit is very run down and I get the impression nobody really cares. It is evidently clear the view and location sell themselves but that’s not all we paid for. This place is way overpriced for what you get — and we’ve been to Hawaii 6 times. Wish we had known because we would not have booked here.

Jun 27, 2019Tired and in need of TLC I was very disappointed by the condition of this unit. I do believe the cleaners did the best with what they had to work with, but the state of the apartment was shocking. The curtains were falling down in the living room and the lining of all the curtains was completely deteriorated and falling apart. All of the furniture in the living room and second bedroom was tired and looked like it was around 20 years old. The lanai had loose boards, very tired furniture, bad tile, and random beach articles piled in the corner. The air conditioning units were nailed in place with unfinished wooden boards, and the AC in the master would run for around 5 minutes and then had to be reset at the fuse box. The bathrooms, especially the tubs, tile and grout were old and dingy with a lot of visible wear and tear. Chipped paint, banged up or missing baseboards, spotty touch up efforts and a general state of dilapidation would round out the description of this accommodation. Not value for money.
