Rules

You will have complete access to the first 3 floors of my historic home. I will not be here while renting the space but there is a basement tenant who will be around to help in case you should need anything. The only guests staying in the house are those who signed up to come. And if one or two other people visit they should only be people you know well. There is no smoking in the house.

    Joanna's house was lovely and homey--a real taste of NYC life! We were able to choose which bedroom we wished to use, enjoyed the lovely living/dining area and kitchen, and we also became acquainted with her two adorable kitties. Sadly, the weather did not permit us to try out the deck in the rear, but it looked beautiful and welcoming. The location was very convenient for a number of things we wanted to do and a neighbor was available to contact should any emergencies arise (there were none). If you decide to stay in Joanna's beautiful home, you won't be disappointed!

    We booked the house for Xmas holiays 2013, we're a bunch of 5 people from Italy. Location is amazing, very close to Union Square and the metro, basically you can go everywhere from here. The street is quiet and the brownstone building is really great, it gives you that feeling of being a "Newyorker" rather tahn simply a tourist. The house is huge and with lots of character, it's on 3 levels plus there's an art studio in the attic. It's a real house where Joanna lives, so you really get the feeling of being in your home and not on holiday. There are tons of objects and arts (mostly paintings) everywhere, it's also possible to visit the art studio, if you love arts, you definitely have to pay a visit, it's definitely interesting. Joanna is a great host, always replying to every e-mail and message. We had a huge delay with our flight, due to bad weather in Europe, and she was so kind to wait for us until late night, even if she had to leave for the countryside. She also helped us to stop 2 taxis in the street to get to the airport on our last day, very kind of her! On the negative sides, being a huge and very old house, full of tons of personal objects, books and arts, it's also dusty and cleanliness is not up to Italian standards, but, then again it's an historic brownstone building not a new built house, so we were expecting something like that. A tip for Italian people only, beware that, as usual in foreign countries, there's no bidet in the bathrooms!

    There is only one place to stay in New York, and that is in this beautiful home. The location is superb and it is absolutely massive. The decor is amazing, like staying in an Art Gallery, but not one where you feel you have to tiptoe around to avoid breaking anything.... Plus Joanna is the perfect host, she answers every question promptly and goes out of her way to help in whatever way she can. Stop looking at other places, just book this one now.

Joanna was incredibly helpful and kind through the whole process, and her place was warm and inviting. It was like staying at a favorite relative's place. The location could not be beat, either! It was so convenient to be near grocery stores, shops,and Union Square station. This place - and Joanna - are a delight!

    I stayed with 3 girlfriends at Joanna's house in August 2014 for 4 nights. The house is perfectly located just a couple blocks from Union Square. You have access to several subway lines, a Whole Foods, Trader Joe's and a ton of restaurants, bars all within a few blocks - can walk to anything you need. The house is huge. There's a well stocked kitchen with a big table on the first floor, along with an office/den that has a private bath. The middle floor is a massive living/dining area. The top floor has a big master bedroom with the most comfortable bed ever. Joanna is very sweet & accommodating to all your needs. She left us some food & coffee in the kitchen & even bought us gluten free granola when she found out some of us couldn't eat wheat! She was very responsive to all our inquiries as well. I highly recommend her house. It's very spacious & you will feel like you are at home. Joanna is a great hostess!

    Four of us, two who'd never been to NYC, felt we were living in the East Village rather than visiting or being tourists. The neighborhood has everything--restaurants, movies, Trader Joe's and Whole Foods, cabs when you want one. The home is gorgeous--art everywhere! Loved taking a break in the afternoon or late at night sprawled in the living room. Joanna provided maps and tour books, and some grocery items to get us started. She couldn't be there when we arrived so had her friend greet us--he gave us grand tour of the house, helped with luggage and recommendations. Thank you!

    We arrived an hour late as we were coming from JFK on public transport and had misjudged the time. Joanna needed to leave soon after we arrived so we did not get a full tour of the house before she left, however she left us cheese, wine, crackers, cereal, coffee and milk to get us started on our stay. As we explored the house following the extensive note that she left for us, it met all of our expectations. It was large with plenty of room for the adults in our party. We especially enjoyed the living room where we could plan our days or recover from a day of touring in comfort. The location of the Brownstone is superb - near restaurants and shops and close to the subway. Joanna left it beautifully decked out for the holidays with a decorated tree and poinsettias throughout the house. Our only problem was minor - the wifi password did not work but we found a work around to solve the problem. We highly recommend staying in this property.

    There is no better way to experience a life different from your own than by doing so first hand. Joanna's wonderful brownstone provides that better way. Everything, both inside and out, make you feel like you've been living here most of your life. So much to see and do, all well within walking distance, and the pedestrian traffic density is just enough to allow one to move to and fro effortlessly and with great comfort, even well after the shows and theatres have let out for the evening. Dining experiences of all types abound, many close at hand or a short cab or train ride away, or hit the local markets (there are many to chose from) and make a feast to share with family and friends. Joanna's is well equipped to host a dinner party which we did (our first in NY) - sharing a wonderful evening with old friends and new. All that it's described in her bio on her home is spot on and the photos do not do it justice. This is a well lived, well loved, oasis that will provide all the space and amenities one could ever need to experience life in New York. Joanna was always available to answer all our questions and is one of the nicest people we've ever had the opportunity to meet. We come to New York every year for both business and pleasure. This time it felt like we came home.

    Joanna arranged for a colleague of hers to meet us at her home and show us around when we first arrived and she dropped in in person to say hello and make sure that we had everything we needed for our stay. She had generously left a bottle of wine, artisan bread and some light refreshments to welcome us. After a long flight this was a highly appreciated gesture. We loved the liveliness of the East Village - where everything was on the doorstep - and the wonderful cafe next door where we could take mugs from Joanna's kitchen for our take out coffees in the morning to enjoy on the outside deck. Joanna's house is a treasure trove of wonderful artworks and antiques and perfect for our cultural visit to New York. The free WIFI included was very helpful as were all the recommendations for things to do locally. Joanna was a clear communicator who responded to all enquiries quickly and clearly. I would highly recommend Joanna's place and sincerely hope that I will be fortunate enough to make a return visit as there are a thousand things I have still to see and do in NYC.

    We were so warmly welcomed by Joanna into her lovely East Village house that we immediately felt at home. We just loved her house with all its character and we really felt like it was our place for the 12 days. There were three floors so we had ample space for two couples with plenty of privacy when needed. The photos on AirB&B are very accurate. The location was fabulous, right next door to one of the best cafes for coffee in NY. It was within walking distance of so many great areas ( Greenwich Village, Soho, Chelsea Markets, Little Italy etc) and provided easy access to two subway stations. We loved the fresh green market at Union Square and the numerous food stores minutes from the house. Joanna was prompt in responding to our initial enquiry and then all subsequent communication. She was a wonderful host and we definitely hope to stay in her home ( if still available) when next visiting New York. We have no hesitation in recommending this property .

    My retired parents and I stayed at Joanna's house in October. Joanna was warm and welcoming from her first email and this continued when she met us at the house to settle us in. Her home is located very centrally right amongst the action of Union Square. We enjoyed exploring the neighbourhood and especially the Union Square market with all its wonderful produce. Subway and bus stops were nearby making it easy to venture around Manhattan and beyond. The house is a home, filled with objects from Joanna's life there since the late 1970s and the style of the home reflects her interest in art and the environment and felt a little like you might be in one of Woody Allen's films from the 80s (think Hannah and her Sisters). Family photos, paintings and books lined the walls and the kitchen was equipped for serious cooking. The upstairs bedroom had a very comfortable bed, the second bedroom is a study with a pull out bed that would be fine for a short stay - that both rooms had their own bathrooms was very convenient and allowed us to feel quite self contained. The weekend we stayed was a long weekend and there was a lot of noise in the street all night. Joanna has said she will provide ear plugs for her guests use in future and this will make a difference for anyone who hasn't adjusted to the hustle and bustle of NYC.

    Staying at Joannas house was a real treat. It is a great location, close to Union Square which has great subway links to the rest of the city as well as good restaurants and shops in the area. Also, there is top class coffee right next door and a very good bar and restaurant across the street! The house itself is full of character and charm. There were four of us for most of the stay and the spacious and comfortable living room/dining room area was a particular treat where we could hang out and spend time together without tripping over each other. Joanne was a lovely host. She was very responsive at all times even though she has a busy life. We spent a few hours with her one evening and she was great company. A great NYC experience!

    Joanna's home is a real treasure trove bursting with character. It is exactly as it appears in the pictures. The apartment is in a great location in the East Village – close to bars, restaurants, markets and Union Square subway which is great for getting round the city. Each morning one of my party went out to one of the nearby cafes to get breakfast which we all enjoyed together around the great big dining room table! I particularly loved the living area on the middle floor. The apartment is extremely spacious and the bedrooms afford great privacy when with other couples. The apartment comes with free Wifi which was very very convenient. Joanna is an excellent host and I would recommend a stay here for an amazing and very different New York experience.

    Once again Joanna opened her beautiful home to our family during our annual visit to the New York Toy Fair. Once again our stay was fantastic. As I had indicated in my first review, the best way to experience a city is to live in it - even if just briefly. This time around we were able to spend time with our gracious host which made it feel more like home. Joanna even made provision to accommodate an extra guest (eldest son - trip to celebrate his 20th birthday) which was most appreciated as he was also able to explore NY as a local. Request a stay here if you want to really experience life in the big Apple!

    We just returned from a few days in Joanna's charming home. We found it absolutely ideal for our family of four, and have nothing but positive opinions about the lovely home, convenience of the location, and the plethora of superb restaurants and amenities just outside the front door in any direction. While it is unfortunate that we did not get to meet Joanna in person, her prompt responses and thoughtful communication were greatly appreciated. We arrived quite a bit earlier than I had arranged, yet were warmly welcomed by Joanna's friend, Suzanne, who has a painting studio on the top floor of the brownstone. It was a lovely gesture to leave us some cereal, milk, crackers and wine- a very nice touch. The house is very roomy for NYC, with 2 bedrooms and 2 1/2 baths, very unusual. I highly recommend this listing, it's a very special place and a true home away from home. I hope to return very soon!

    My only criticism would that it was so hard to leave! Joanna's brownstone has warmth and character to put five-star hotels to shame, and its location simply could not be bettered.     We are a family of four who have just enjoyed a great half-term week in New York staying at Joanna's lovely old house. Joanna was an excellent host, with prompt and helpful correspondence and provided us with useful local information. The house itself is amazing - great character, loads of space, with a bohemian, arty feel to it. The location is excellent - it felt very safe walking around at night and there are lots of bars, restaurants and shops within close walking distance. It's about 5 minutes walk from Union Square (where the old guys play chess), and that was the subway station we used the most. Thank you Joanna for a memorable stay!

    We were welcomed by Joanna, who was waiting for us. She described and explained everything we needed to know in just couple of minutes and left us a house rules very easy to follow with all the basic instruction. After that we enjoyed chatting with her abt her house and the history you breath once you entered. We were lucky to meet her before she left town for work. Definitely a lovely landlord who did everything possible to make us feel at home and to enjoy our few days in the Big Apple. Top location on the 13th street, easy access to Union Square subway even if we enjoyed walking up n down Manhattan. The second day we had a small issue with the heat (first few cold days in NY), which Melissa, downstairs neighbour and friend of Joanna, took immediately action to settle it, while Joanna kept keeping me updated and apologising for it even if definitely not her fault. Definitely a recommended place to stay and looking forward to come back soon.

    The location of this property could not have been better. Plenty of first rate grocery, shopping and dining options within walking distance and close to a major subway station. Great coffee house next door too. Joanna had a last minute mix-up with arranging for someone to get us a key but it was straightened out with plenty of good communication by the time we arrived. This is our second Airbnb experience in NYC. The first place in Chelsea last year was great. This one was disappointing. First, Joanna runs a business from her residence and one of the employees has a key. Unknown to us, he apparently expects to be able to come by to pick up the mail. Joanna neglected to tell us about this (or even ask if this was ok) until I was at Whole Foods and got a text message from her that her employee was standing on the doorstep about to enter (apparently assuming the apartment was empty—it wasn’t; my wife and daughter happened to hear him outside talking on the phone; not knowing who he was or why he was there, they didn't respond to his repeated ringing of the doorbell). This was a very upsetting experience. If they had not overheard him telling someone he was going to use his key to go in and then taken it upon themselves to open the door and hand him the mail, it was clear he would have entered the apartment with his key on his own—imagine if you were in the bathroom or some other part of the residence and someone just walked in? Second, the unit was not clean. My wife had to scrub down the handles and top of the stove as well as the kitchen counters before being able to prepare and cook any meals. Likewise, the kitchen table (covered with small tiles) was filthy and had to be scrubbed before we could eat there. The kitchen chairs have wicker seats that are well-worn and not very sturdy (and there are several of the same chairs in the entry hallway with seats that have actually fallen through). The kitchen floor needed a good scrubbing (which we just had to ignore) and there was a film of grease throughout the kitchen walls and cabinets and on the pots and pans that were stored outside the cabinets. The bathrooms were not any better as far as cleanliness was concerned. The shower in the downstairs bathroom is only about 5.5 feet high and doesn’t adjust so if you are taller than that, taking a shower is a real challenge. Thankfully the weather was great as there is only central heating and it doesn’t appear that there is any air conditioning (a window unit is stored on the floor of the closet in the downstairs bedroom so perhaps Joanna pulls that out when summer arrives and A/C is needed). Lastly, Joanna wants her guests to follow her rules about trash, recycling and composting which are fine...

    We could not have been happier with this home. Located a block from Union Square, it was the perfect residence for a recent business trip to NYC and the surrounding area. It has tons of space (three floors) and so much charm. It provides an authentic New York experience (proper house in an interesting neighborhood) and is centrally-located for convenient access to wherever you want to go. Will certainly come back to this home on future trip. Joanna is also a wonderful person and host - I'm glad I was able to meet her at the beginning of the stay to learn more about the history of the home.

    A fantastic experience - This is a beautiful brownstone home - NYC living the way it should be done! When you are inside, you forget there is a bustling city right outside your door - very quiet, elegant place. It covers 3 floors, beautifully appointed, cross ventilation from windows but air conditioners also all worked perfectly. Great, great host. Perfect for our family of 4. One block from Union Sq subway station. While booking, we felt this would be a nice place, but once there it was far and above our expectations! Best of luck to this host!

    This was our second time staying at 138 E. 13th St. Joanna is an ideal host who felt like a friend from our first ten minutes with her, and her house is a wonder. Ideally located in the heart of the East Village, it lays all of Manhattan at your feet while retaining an intimate neighborhood feel. We wouldn't think of staying anywhere else in the future.     Location, location, location! Joanna's place is on a quiet street but very near to Union Square - so very convenient for catching the train just about anywhere, as well as exploring the East Village and West Village. Great restaurants and sweet shops nearby, too, including Everyman Espresso right next door. Joanna showed us great hospitality. THis place is amazing : it was beautiful and very creatively decorated with lot of amazing art and furniture. I can say with honest certainty that this is the best Airbnb I have ever stayed in, and here is why: -liked i said before Joanna is a fantastic host! She doesn't do the bare minimum, she goes above and beyond to ensure that you have an amazing stay in her house . This house is in an incredible location! , a block away from several key metro stations, and near some fantastic restaurants and grocery stores, you could not ask for a more affordable place in such an amazing neighborhood!     This property is an eclectic traditional New York brownstone, conveniently located to subway stops, shops and restaurants. Lots of space. Each bedroom has its own bath. The upstairs bedroom does get a bit of city sounds at night. The host is gracious and most accommodating and left groceries to get us started. She also provided maps, travel tips, lists of restaurants and places to visit. Wifi and TV provided, also a plus. Be sure to visit the amazing coffee shop just next door.

    Joanna's home is the perfect place to stay in NYC. We could not have asked for a more gracious and helpful host. I have visited the city many times and stayed in other airbnb's, but this was the best location and perfect for two couples, since it has 2 1/2 bathrooms...a rarity in NYC. Her home had lovely furnishings and art which made it hard to leave each day. Most importantly, her response was immediate, she greeted us when we arrived, showed us around her home and provided us a good bit of information on places to shop for groceries, restaurants, farmers markets, museums, etc. I would definitely stay again the next time I visit the city.

    It's a NYC brownstone. Classic. NYC. A real NYC stoop (ok, maybe that's not so cool for you, but for me, that's something I've always (Website hidden by Airbnb) sit on the stoop). A terrace. Lived in and loved. Clean. Charming squeaky wood floors and narrow stairs. A graceful balance. Did I mention a terrace? Great location near NYU. Convenient to everything. This was my first Airbnb rental and I'm sure I'm spoiled now ;-)

    It was a fantastic experience for our family to stay in this historical house in the heart of Manhattan and to meet Joanna, a very special person. If you value things like history, style, art, charm and sustainability, this is the place. This is a unique place. If you are more interested in a kind of standardized high-tech american hotel room, maybe this is not the best choice. We will go back for sure. Thanks Joanna!

    The house is a classic New York townhouse, full of art and personality. It offers three floors of space plus a terrace garden. The owner is an excellent guide, both in person and in writing, to the many attraction within a short walk--cinema, restaurants, the Public Theater, coffee bars, etc. With the Union Square subway station around the corner, the house is ideally located for exploring the city. Don't expect the unreasonable--you won't likely find giant kitchens or hear pins drop in the East Village. You will get history, charm, and Manhattan at your doorstep.

    Joanna's brownstone exceeded our expectations. It is a beautiful Town Home located within steps of terrific restaurants, parks, grocery stores and the thriving centers of many of NY City's most exciting villages. Joanna was a superb host. Checking in and out was a breeze and she provided us with outstanding personal recommendations for restaurants and places to visit during our stay. Our family can't wait to return the next time we travel to NY.

    This home is fantastic - truly a New York feeling, well placed in the Eastern village and oozing with local charms. The house is a heritage building, wood floors, brick walls, old fireplaces and full of art What more could anyone ask for? The ambience and vibes in the home are very, very positive and it feels like a restful sanctuary within the exciting energy of the big apple. The house was clean, well furnished - a graceful repos from the hard day of experiencing all New York offers. I highly recommend the location.

    Joanna’s house is wonderful, staying there is an experience to remember for ever. Our two pre-teen kids loved it. The house is full of seriously good art works (by her husband, a celebrated painter) , and a lovely mix of modern and antique furniture. The location couldn’t be better, not so far down the Lower East Side that you feel like you’re in a night club, and yet close to some really good restaurants and bars. Joanna is a really friendly host, and everything worked as clockwork, despite our last minute booking. Highly recommended.
